Check the valueof any property
Estimated sale price and rent, based on recent transactions.
How the estimate works
How is a property’s value estimated?
From recorded sales of similar homes nearby. An HDB flat is compared with resales of the same flat type at its block, then its street, then its town. A condo is compared with sales in its development, then nearby developments. A landed house is compared by land price per square foot on its street. Each sale is brought to this month with a price index and adjusted for floor, size, lease and age, and recent sales count for more.
Where does the data come from?
HDB resale and rental records published on data.gov.sg, and private home, commercial and industrial transactions recorded by URA. HDB records and private rental contracts are updated twice a week.
How accurate is it?
In the weekly accuracy check of October 2026, half of HDB resales came within 2.9% of the estimate and half of condo resales within 2.9%, each valued from earlier sales only. Landed homes, shops, offices and factories vary more, so they are shown as a price range. Every result shows its own typical error.
Is this the same as an HDB valuation?
No. HDB’s own valuation, the Request for Value, is submitted by the buyer after the seller grants an Option to Purchase, and HDB charges a $120 fee. This estimate needs no Option to Purchase, so you can check a price before you make or accept an offer.
Is this the same as a bank valuation?
No. Before it lends, a bank has the home valued by a licensed valuer and lends on the lower of the price and that value. This estimate is a guide from recorded transactions, useful for checking a price before you make or accept an offer.
Is this the same as annual value?
No. Annual value is IRAS’s estimate of the yearly rent a property could earn, used to work out property tax. It is not a sale price.
An automated estimate from recorded transactions, not a valuation by a licensed valuer. Do not rely on it for a loan, sale or legal decision.
