Check the valueof any HDB flat
Estimated sale price and rent, based on recent transactions.
How the estimate works
How is an HDB flat’s value estimated?
From recorded resales of the same flat type: at the same block first, then the same street, then the town. Each sale is brought to this month with a price index for the town and flat type, and adjusted for floor level, floor area and remaining lease. Recent sales count for more.
Where does the data come from?
HDB resale prices and HDB rental records published on data.gov.sg, updated twice a week.
How accurate is it?
In the weekly accuracy check of October 2026, the estimate was tested on 12,940 HDB resales from March to August 2026, each valued from earlier sales only. Half came within 2.9% of the actual price and 94% within 10%. The range shown held the actual price 78% of the time. Rents vary more, so HDB rents are shown as a range: half came within 6.4% of the actual rent.
Is this the same as an HDB valuation?
No. HDB’s own valuation, the Request for Value, is submitted by the buyer after the seller grants an Option to Purchase, and HDB charges a $120 fee. This estimate needs no Option to Purchase, so you can check a price before you make or accept an offer.
Is this the same as annual value?
No. Annual value is IRAS’s estimate of the yearly rent a property could earn, used to work out property tax. It is not a sale price.
An automated estimate from recorded transactions, not a valuation by a licensed valuer. Do not rely on it for a loan, sale or legal decision.
